Description
General Services Administration (GSA) is interested in leasing approximately 20,252 rentable square feet of fully serviced office space, which must yield 17,610 occupiable square feet for personnel, furnishings and equipment for use by the US Bankruptcy Court. A minimum of seventy-five (75)on site parking spaces are required, seven (7) of which shall be assigned and in closest proximity to the building and preferably covered, and with any additional parking spaces in accordance with local codes, if required, and adequate handicap parking at no additional cost to the government. The cost of moving, alterations, telecommunications relocation, etc., will be considerations in determining the best opportunity for the government. Lease Term: Ten (10) year lease, Seven (7) years firm, with termination rights to the GSA after seven years. Unique Requirements: Buildings will have to have all the following items to be considered: Prospective buildings must present a dignified and professional appearance. The office and related space must be contiguous preferably on one floor but not more than two consecutive floors. If the proposed lease space is on the fifth floor or higher then the entire building must be equipped with a sprinkler system. Space shall conform to GSA requirements for the fire and life safety, ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Court Security Officers, managed by the US Marshal, must be allowed to provide court security on floors occupied by court personnel and to screen visitors with appropriate equipment in the public corridor at a manned security checkpoint. Elevator capability to transfer equipment sized 24 inches width by 36 inches depth by 86 inches height, loading dock preferred. Roof access for installation and maintenance of satellite downlink facility. The location of a variety of affordably priced carry-out and dine-in restaurants and other employee services, such as retail shops, cleaners, banks, etc., will be considerations in determining the best opportunity for the government. Regularly scheduled (throughout the day) public transportation must be available within 600 feet of the building entrance. Location: The offered space must be located within the following delineated are: North-Gentry Parkway; East-Beckham Street/Troup Hwy.; South-Grande Blvd.; West-Loop 323. Occupancy: Space should be ready for occupancy by not later than July 1, 2003. Expressions of interest should be made as soon as possible and must include the following: 1)Building name and address; 2)Rentable and usable square footage and rental rate per rentable square foot; 3)Method of measurement used to determine rentable square feet; 4)Common Area Factor(s) for available space; 5)Operating costs and tenant improvement allowance paid by lessor; 6)Name, address and telephone number of property owner; 7)Name, address, and telephone number of individual to be contacted if different from item 6; 8)Evidence of authority to represent the owner; 9)One eighth inch scale drawing of space being offered; 10)Any other considerations that would be beneficial to the Government. Verbal responses will not be considered.
