Description
U.S. GOVERNMENT IS COMPETING EXISTING LEASED LOCATION The United States Government is conducting a competition for 84,042 rentable square feet of alternative office and related space and will relocate if a consideration of the economics involved and other factors are supportive. The BOMA/ANSI Office Area Square Footage must yield a minimum of 73,080 to 76,734 square feet of contiguous office and related space with 35 reserved secured parking spaces in the City of Las Vegas, Nevada for use by the Internal Revenue Service for personnel, furnishings, and equipment. Regularly scheduled public transportation and/or employee parking within two (2) blocks sufficient to cover commuting and visitor needs should be available. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations as well as agency mission and other factors will be considered. LEASE TERM: 10 years firm. OCCUPANCY: Space must be ready for occupancy by January 1, 2004. SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: Commencing at the intersection of Rancho Drive and Highway 95 proceeding easterly along Highway 95/93 until the intersection of Maryland Parkway. Then proceeding southwesterly along Maryland until Charleston Blvd., then proceeding westerly along Charleston until Rancho. Then southerly along Rancho until West Sahara. Then westerly along West Sahara until Decatur Blvd. Then northerly along Decatur until Highway 95. Then easterly along Highway 95 until the point of origin. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. Space offered must be in quality, modern office building and conform to fully meet seismic safety standards. Building must conform to the seismic standards for new construction of the current edition of the International Conference of Building Officials' (ICBO) Uniform Building Code (UBC), the Building Officials and Code Administrators (BOCA) National Building Code, or the Southern Building Code Congress International (SBCCI) Standard Building Code. Regularly scheduled public transportation, sufficient employee and visitor parking, and freeway access must be available within six (6) blocks.
